Are you thinking of Selling your Home?

Regardless of the state of the economy, there are fundamental steps that need to be performed in order to sell your home. Meticulous attention must be paid to these fundamental steps so that the home sells both within your time frame and as close to your desired (and agreed upon) price range.

These steps are critical: 

  • Pricing must be perfect, not eventually, but immediately. (If you believe the price range I recommend is too low, and if I can't justify that range, I'll find you another agent who will do as you want. (Setting the correct price is 80% of the Marketing of the home. I don't take it lightly!)
  • Staging. I offer a FREE assessment from a Professional Stager to enhance the appearance of your home. (Only if needed of course). It's a fact that staged homes sell faster and for a higher price.
  • Marketing. When we are fully ready to put your home on the market, we do a 21 Day Marketing Blast. Here is where every agent in the Atlanta area will see the Marketing Flyer for your home, will know about the Listing, the Listing will be added to more than 300 Web sites, Agents across the country will be aware of the listing. Marketing will be targeted for geographies from whence Buyers are likely to come. Letters are sent to neighbors. A caravan or "virtual caravan" is scheduuled. Open Houses are used if applicable. Additional activities are available including Aerial photography if appropriate.
  • Accuracy. In my personal experience, as many of 90% of all listings I have seen have either inaccuracies or omissions. They include wrong School District, wrong Tax amount, Amenities omitted, etc. Inaccuracies can cause buyers to never see your property, buyers to walk away from negotiating and deals falling through at the last minute. I pride myself on accuracy and demand it of myself. And I don't have a staff on which I can blame errors! The buck has always stopped here.
  • Feedback. I personally phone each showing agent for feedback. There are only 2 reasons for not receiving an offer: the price is too high or there is something the buyers don't love. (Or, it could be both.) But it never makes sense to constantly lower the price if price is not an issue. 
  • Negotiating. There is nothing personal about buying or selling a home. This is a business transaction under an emotional umbrella. A lowball offer is an offer - and a test. Similar to fishing, our job is to get  the fish closer to the boat (your desired price), until we land him. This is where my "FREE Opinion" and my "Priceless Expertise"  come together for the Win/Win scenario. I've done this before!
  • Closing. I have NEVER had a contentious Closing. When you have a willing Seller and a willing Buyer, and the terms have been agreed upon and fully documented, this is a time to celebrate.
Are you thinking of Buying a Home?

I don't care if you are an urgent Buyer or are just perusing the listings. It could be extremely beneficial (not to mention time-saving) for you to give me a call first. I don't need to know how much you can borrow to purchase a home, but you do need to know! And are you aware of the benefits and flexibilities inherent in a home advertised as "Owner Financing"? Or, ar you aware of the benefits in paying cash? Please talk to me so we can get started correctly and you're not wasting your own time.

What is critical in purchasing a home?

  • Get pre-approved. If you're paying cash, most homeowners need to see a letter from a financial institution stating that you can afford a certain price level. Some homeowners will not allow you to tour the home without the letter. If you're getting a mortgage, I am happy to recommend Mortgage Brokers. With sufficient information from you, they will let you know exactly how much you can afford to spend (at least until changes occur - which can be weekly).
  • Determine what it is that is crucial to you? Location? (for travelling to work?) Schools? (I can check school rankings) Amenities? (Pool or Tennis desirable?) Houses of Worship? Subdivision? (Or prefer secluded, private home?) Style? (Townhouse. ranch with no stairs, Senior Living?)
  • Begin the search online. (I have more sophisticated tools than you may have and, if you're from out of town, I can do a lot of legwork for you.
  • Narrow down as many desirable listings and then we tour the homes!
  • Price. Price is almost always negotiable, but I will not show a you a home that is more than you can afford, unless you send that listing to me.
  • Inspection. Almost always recommended and I have several Inspectors' names
  • Negotiating price. We will offer whatever you decide on, but, as I list homes after significant research, I also do significant research for the buyers.
  • Paperwork. Accuracy again is crucial. So far in 2011 I have attended more than 32 hours of Real Estate Education, including 2011 Contracts.
  • Closing. You will know exactly what to expect. There is an entire team working to your benefit, including my Broker, the mortgage broker, the Lender, and, if I did it correctly again, even the Seller's Agent is trying to make this go as smoothly as possible.

50% of my transactions are Listings Sold. 50% are with Buyers. This is a full time job and I take it very seriously - so you can relax a little and know you're in good hands.
